where most sales go right - or wrong

01

Condition

The condition of the property affects buyer interest, financing, inspections, safety concerns, and perceived value. The goal is not always to make the property perfect. The goal is to understand which repairs or improvements matter, which ones may not produce a return, and how the property should be presented based on its current condition.

02

Pricing

The right price is not based on what an owner hopes the property is worth. It is based on market demand, comparable sales, condition, rental income, investor expectations, and buyer psychology. Accurate pricing helps attract serious buyers while protecting the owner from leaving money on the table.

03

Marketing

Good marketing does more than advertise a property. It highlights what buyers need to see in order to understand the opportunity. That may include strong photos, clear property details, investment features, rental income, location advantages, or a buyer-specific presentation that creates confidence and interest.

04

Negotiation

A successful sale depends on more than receiving an offer. Terms, timelines, contingencies, credits, repairs, occupancy, financing, and buyer motivation all matter. Strong negotiation helps structure a deal that protects the owner while keeping the transaction moving toward closing.

05

Access

Buyers need enough access to evaluate the property and feel confident moving forward. Vacant properties, tenant-occupied homes, difficult tenants, safety issues, utilities, and inspection access can all affect buyer interest and offer strength. Practical access planning helps reduce uncertainty and prevent avoidable delays.

Each principle works together. A property with strong marketing but poor access may struggle. A well-priced property with unresolved condition issues may attract offers that later fall apart. A good offer can still fail if negotiation or access is not handled correctly.

Let us help you apply each principle effectively.

The Pentagon Principles Drive Every Successful Property Sale

Don’t make upgrades, interview agents, or sell on your own without a clear strategy first.

Your sale strategy starts with understanding five factors: condition, pricing, marketing, negotiation, and access. Together, these principles reveal what needs attention, what should be avoided, and how the property should be positioned before it goes to market.

When applied together, they help you avoid costly mistakes and position your property for the strongest possible return in the shortest amount of time.

That is why our Property Sale Evaluation incorporates the Pentagon Principles by Gladimir Lobo to look at the full picture before recommending a selling path.

REAL PROPERTIES. REAL strategieS. REAL OUTCOMES

works for: investment properties | rentals | inherited homes | hard-to-sell situations

Before these owners listed with us, the Property Sale Evaluation helped uncover what was holding the property back, where value could be protected, and how to position the sale for a better outcome.

She almost priced it too low

THE SITUATION:

Crystal had purchased a Cleveland duplex for $80,000, completed recommended improvements, and successfully rented it.

THE CHALLENGE:

When she decided to sell, she believed the property might be worth around $150,000.

WHAT THE REVIEW REVEALED:

The improved condition, strong rent, comparable sales, and investor demand supported a stronger pricing strategy.

THE STRATEGY:

We recommended listing at $190,000 and positioning the property for investor buyers who would value both income and condition.

THE OUTCOME:

The property generated multiple offers and sold within a few weeks for $187,000.

“When Gladimir suggested a sale price 25% over my assumption, my initial reaction was literally ‘yeah, right.’ But Gladimir's expertise in market analysis and pricing strategy proved invaluable. We listed the property and sold it as he suggested within a few weeks. I couldn't be happier with the outcome and highly recommend his services to anyone looking to invest in real estate.”

— Crystal J.

It failed to sell - twice

THE SITUATION:

Donald and his wife owned a three-bedroom, two-bath ranch that had already failed to sell twice. This used to be their family home, but now it was a property they were ready to part with.

THE CHALLENGE:

After ten months on the market with one agent and four months with another, they were frustrated, skeptical, and tired of generic realtor advice.

WHAT THE REVIEW REVEALED:

The home was fundamentally sound but needed stronger preparation, presentation, and positioning.

THE STRATEGY:

We recommended practical improvements, neutral paint, cleanup, removal of personal belongings, and a relaunch supported by targeted buyer outreach.

THE OUTCOME:

The property received multiple offers and went under contract in three days with an all-cash buyer.

“I want to say is that he did in 3 weeks what 2 other realtors couldn't do in 2 years. 4 offers in 3 weeks! Very professional, support staff was very attentive, great organization.

– Donald S.

It looked good, but buyers weren't interested.

THE SITUATION:

Peter owned a three-bedroom, two-bath bungalow "fix and flip" property in a Cleveland suburb that had already been listed with two previous real estate agents without selling.

THE CHALLENGE:

The home had many appealing updates, including hardwood floors, fresh paint, and updated bathrooms, but buyers were still not moving forward.

WHAT THE REVIEW REVEALED:

The issue was not the overall condition of the home. The problem was the kitchen. Limited countertop space and an inefficient layout made it difficult for his targeted homeowner buyers to imagine the home working well for daily living.

THE STRATEGY:

We recommended improving the kitchen’s function by adding cabinet space, relocating appliances, and prioritizing usability over keeping every window. We also suggested small exterior safety and presentation improvements, including handrails and backyard cleanup.

THE OUTCOME:

After the changes were made, the property received multiple offers within 14 days and sold for more than its previous listing price. Peter recouped 100% of the cost of the updates and achieved the stronger outcome he had been trying to reach.

“I employed two previous real estate agents to sell my property, both of whom were brokers. Their lack of communication and effort left me despondent... After implementing changes that [Gladimir] recommended, he was able to secure two offers on my house, the first offer for the full asking price within two weeks of activating the listing!”

— Peter E.

Frequently Asked Questions

Get quick answers about the Property Sale Evaluation, how it works and if its right for you.

Why do you charge for the Property Sale Evaluation?

Most agents provide a quick pricing opinion. The Property Sale Evaluation is a deeper evaluation of your property, condition, buyer positioning, possible improvements, access issues, and selling path so you can make a smarter decision before going to market. You'll pay far more for misguided upgrades, sale price reductions, or time wasted without a sale.

If you hire Dwelling Network Advisors to list your property and the sale successfully closes, your evaluation fee is credited back at closing. In that case, the review effectively becomes net zero rather than an added cost.

How is this different from a free listing appointment?

A typical listing appointment is often focused on securing the listing. Our Property Sale Evaluation is focused on understanding the property first, applying the Pentagon Principles, and identifying what may help or hurt your outcome.

Do I have to list with Dwelling Network Advisors afterwards?

No. The review belongs to you and is designed to help you understand the property and your available options regardless of what you ultimately decide. If selling with us makes sense, we can discuss that next — but you are not required to sign a listing agreement.

How long does the review take?

The initial meeting is typically scheduled within a few business days. The evaluation and follow up is completed within 1–2 weeks depending on scheduling, property access, and complexity.
